The Koll Company of Newport Beach, California required assistance in the conceptual evaluation and the assessment of market viability for a 1,800-acre master-planned, golf-oriented, resort community in Baja California. The master plan for the resort includes up to 2,000 hotel rooms, up to 3,000 resort residential units, a convention/conference center, up to four championship courses, tennis facilities, a retail complex, and extensive open areas.
Working closely with the wider development team we created a market feasibility study to assess the optimum number of hotel rooms, the proper mix of hotel types (from a sizing and market orientation point of view) for the development. The rationale for the phasing of the hotel development was also by our team. In addition, the reasonableness of the Koll’s gross sell-out projections relative to the residential real estate units was evaluated.
Essential to the study was an analysis of how current trends in the golf industry would affect the market potential for the resort community. Given the relatively undeveloped nature of the market at the time, a quantitative growth analysis of the Baja California resort area was performed in conjunction with an economic/demographic study of the primary market radius.
